What Will Become of the Old Wok Inn Spot?

Rumors have abounded regarding the future of the former Wok Inn spot in Morrill's Corner. For more than 30 years, the Chinese fast food restaurant occupied the visible spot at the heavily trafficked intersection. Another restaurant seems a logical fit, and Eater has heard reports of a national chain and local restaurateurs checking out the place, but it remains listed for sale or lease. It's a large building (5,321 SF) on 1.3+ acres with a decent amount of parking, but the asking price isn't cheap: $1.3 million to buy or $8K/month to lease. The space would likely require a total overhaul, as it's not the prettiest of buildings.

What do you think would be a good fit? Would you like to see something completely new? A local chain? A national chain? There are some other dining options in the immediate area: Bruno's Restaurant and Tavern, Samuel's Bar and Grill, Po'Boys and Pickles, Babylon, a McDonald's and a Subway, but surely there's room for more, right?
